General terms and conditions

Chapter 1: General Provisions

A: Everyone who is present on the premises acknowledges having taken note of these regulations. Any violation may result in exclusion without any compensation or refund.         

B: All persons entering the premises must report to the reception upon arrival.

C: No vehicles may be parked on access roads or internal roads, and the speed limit of 10 km/h must be observed.

D: Campers must respect morality, public peace and propriety. No one may expose themselves to criticism through behaviour, attitude or statements.

E: Playing radios or other sound devices must not disturb anyone.

F: Complete silence is required after 23:00.

G: Car traffic is not permitted between 23:00 and 07:00. Cars arriving during this time must remain in the parking area at the entrance. Departure is only allowed in case of emergencies.

H: The parking areas at the main entrance may be used by campers for parking vehicles. Trailers, camping equipment and other items may not be stored in these parking areas.

I: No weapons of any kind may be brought onto the premises.

J: Dogs or pets must always be kept on a leash, including within the accommodation. Dog waste bags must be carried at all times and all excrement must always be cleaned up. Violations will be punished with a fine of EUR 50, payable immediately at the reception.

K: Pets may not expose themselves to criticism through their behaviour.

L: Attack dogs and aggressive guard dogs are not allowed on the premises.

M: No activities may take place in the camping accommodations, nor may goods be stored, that increase the risk of fire or the consequences of fire.

N: Gas, petroleum, electrical and other cooking and heating appliances must be installed in such a way that they provide all safety guarantees. They must be placed in a well-ventilated area and on a heat-resistant base.

O: Open fires are not permitted anywhere on the premises. Barbecues may only be lit using the materials provided for this purpose. Always ensure that a means of extinguishing small fires is available.

P: The camping accommodations and the surrounding area, as well as installations for shared use, must be kept completely clean.

Q: Waste must be disposed of in the designated waste bins. Illegal dumping will be fined.

R: Special areas are provided for the disposal of wastewater. Wastewater may under no circumstances be discharged into ditches or onto the premises itself.

S: Residents may not dig up or excavate the ground. The burial of pipes, cables, etc. is also not permitted. If this is nevertheless done and underground pipes are damaged, the repair costs will be charged to the camper. Existing main pipelines for water, sewage and electricity may under no circumstances be modified.

T: In case of damage to the campsite installations or in the event of an accident, the operator must be notified immediately. Damage caused to fixtures and planting must be compensated.

U: The buying and selling of food and beverages may only take place in the designated areas. The sale or distribution of other items requires the express permission of the operator.

V: Feeding animals that do not belong to you (both wild and domestic) is strictly prohibited.

W: It is prohibited to use the camping pitch as a primary residence or domicile address.

X: The operator always has the final say in disputes, ambiguities or incompleteness of these regulations.

Chapter 2: Applicable only to permanent residents

Article 1: Registration and payment

A: The annual fee includes: the pitch, the owner with partner, unmarried children, a maximum of one car (as registered on the form) and any free consumption costs as listed in the tariff list (available online).

B: Overnight stays by any person other than those described above must be reported to the reception before the overnight stay begins. These persons pay the standard daily rates. For frequent overnight stays by a visitor, an annual subscription may be requested.

C: Children up to 12 years of age are exempt from payment but must be registered at the reception.

D: Visitors who do not stay overnight may enter the premises free of charge. However, each visitor is required to leave their vehicle in the parking area outside the premises. Visitors who enter the premises with a vehicle without permission will be removed and fined.

E: The only permitted exception is loading and unloading, for which permission must be granted by the operator. Drivers with disabilities may also be granted permission to enter the premises with a vehicle. This must be reported in advance and the disability card must be placed behind the windscreen.

F: A fee of EUR 60 per year is payable for pets.

Article 2: Pitch and caravan

Pitches are allocated subject to conditions and may under no circumstances be demarcated. No changes may be made to or on the premises without the permission of the operator. Below we list what is permitted. Anything not listed is not permitted!!!

By law, only 50% of the camping pitch may be “built upon”. This means that the surface area of the caravan + enclosed awning, protective box for gas bottles (max. 1 per pitch), storage shed and all ground hardening may not exceed 50% of the pitch.

The following may be present on a pitch:

A: Caravan: 

This must be placed as indicated by the campsite operator. Removal of caravans always takes place in consultation with the operator.

B: Storage shed:

Special design exclusively for Camping Houtum. These are placed by the operator and cost €1350 including installation and floor. Painting the storage shed is the responsibility of the camper. Only one storage shed is allowed per pitch.

C: Gas and electrical installations:

Gas, petroleum, electrical and other cooking and heating appliances must be installed in such a way that they provide all safety guarantees. They must be placed in a well-ventilated area on a heat-resistant base. Inspection of gas connections is mandatory and must be carried out according to applicable standards. The installation must also comply with inspection standards for gas connections, proven by a certificate from a recognised inspection body.

D: Protective box for gas bottles:
Placed behind the caravan, with a size that only allows storage of the gas bottles. The valves must be operable without opening the box. Filling gas bottles is not permitted. New gas bottles must be ordered and paid for in advance at the office or ordered via an external, recognised supplier.

E: Step:
Small step with two steps, with or without a removable top section with a small sun canopy.

F: Sun awning or awning tent:
The awning must be removable and made of tent materials. If damaged or broken, it must be neatly repaired, removed or replaced. Rainwater may be collected in an above-ground plastic rain barrel or discharged into ditches.

G: Garden decoration:
No fixed constructions. Decorations must be movable and stored away during winter.

H: Hard surfacing:
The only permitted hard surfacing consists of tiles or paving stones. The maximum hardened surface area of a pitch may not exceed 25% of the rented plot. Together with all other constructions, the 50% limit may not be exceeded.

I: Planting:
Planting flowers and other low vegetation is permitted. Removal of existing planting is not permitted.

J: Demarcation:
Only planting placed by the operator is permitted for demarcating or fencing plots. Pruning of these hedges, trees or shrubs is carried out exclusively by the operator. Any other form of demarcation of plot boundaries is not permitted. Fences with a maximum height of 1 metre and made of wood may be placed on the terrace or within the plot boundaries, at a minimum distance of 2 metres from the boundary. The demarcated surface is considered hardened surface and must therefore remain within the permitted limits. Fences may only be installed after consultation with the operator.

Attention: upon expiry or termination of the rental contract!

  • You sell the caravan on the pitch: this is only possible if the caravan is younger than 15 years, its condition is approved by the operator and the pitch is fully compliant with regulations or after repair of any violations. The installation must also comply with inspection standards for electricity and gas, proven by a certificate from a recognised inspection body.
  • You sell the caravan and it is removed from the pitch: the pitch must remain in its original condition, meaning only the surrounding planting may remain. The pitch must be completely cleared of stones, paving, stakes, garden decorations, etc. Outstanding invoices must be paid before removal of the caravan.
  • Refund of deposits will only take place once the above conditions have been met.

Article 3: General provisions

A: Our seasons run from 1 April to 31 March. Annual pitches are therefore rented for this period.

B: You are staying in tourist accommodation intended as a weekend or holiday stay. This accommodation is exclusively intended for temporary stays for recreational purposes. It is not permitted to use the accommodation as permanent housing or as a primary residence. If the operator determines that the accommodation is being used as permanent housing or a primary residence, this may be reported to the municipality and the police, who may carry out the necessary findings. This violation of the Spatial Planning decree may lead to sanctions and/or a fine and may also result in termination of the rental contract.

C: Waste is collected at the pitch on Mondays and Fridays. Illegal dumping will be fined. Household waste must be packed in bags bearing the Kempen Campings logo. The bags must be closed. Household waste bags can be purchased at the office. Bulky waste that cannot be packed in a standard bag must be disposed of by the camper at a container park.

D: Grass and garden waste must be collected in a manageable rubber or soft plastic container. Branches, leaves and other garden waste are collected separately.

E: Nothing may be taken away unless it is properly packaged in accordance with regulations.

F: Payments for gas, waste bags, bulky waste, repairs, etc. must be made exclusively at the reception.

G: Outstanding accounts at the end of the month will be invoiced with an additional EUR 10 administration fee plus 1% interest per month.

H: Sold goods remain the property of Houtum bv until they have been paid for in full.
